How to Find Apartments Online in Germany (Without Losing Your Mind)

Online portals are the main gateway to rental apartments in Germany. The challenge is standing out among dozens of applicants. Here’s how to search effectively and apply smart.

Where to search

  • Major property portals

  • Classifieds platforms

  • WG / shared flat websites

  • Facebook groups (city + WG / flat share / expat)

  • University or employer housing boards


Setting up smart searches

  • Use filters:

    • Max Warmmiete

    • Minimum size and rooms

    • Preferred districts

  • Save searches and activate email/app alerts

  • Check at specific times of day (e.g. morning and evening)


Writing effective messages

In competitive markets, your first message matters. Keep it:

  • Short and friendly

  • Clear about who you are (job, income, reason for moving)

  • Mention you have documents ready (SCHUFA, payslips, etc.)


Example:

At the viewing

  • Arrive on time and be respectful

  • Bring printed documents if possible

  • Ask relevant questions (heating, neighbors, internet, deposit, etc.)

  • If you like the flat, say so clearly and confirm you’ll send documents the same day


Follow-up

  • After the viewing, send a short thank-you message

  • Attach all requested documents in one PDF

  • If you haven’t heard back in a week, a polite follow-up is okay
